Locating and purchasing a home in a location other than where you live can be tricky, especially if you aren’t totally familiar with the area. This is when a local agent really becomes a valuable tool to help you find the right home. Below is a list of services that I offer my clients that are especially beneficial when searching for a home in a location other than where they currently live:
- Knowledge of the pros and cons of living in various cities. I can convey what the general appeal is for each location or neighborhood.
- Previewing homes. No matter how good the photos are in a listing, you just can’t get a good impression of what a home has to offer until you actually go see it. I can be your eyes and ears for you and preview homes that may be of interest to you to determine what possible detriments there are that you can’t see on the photos such as freeway/street noise, undesirable lot, privacy issues, etc.
- School district knowledge. It’s no secret that the appeal of a community has a lot to do with the quality of the schools in the area. I can provide school performance information and district boundary information that will help you assess the quality of the surrounding school districts.
- Knowledge on weather. Weather is generally a big issue for buyers moving or purchasing in the area. I can tell you from first hand experience how weather patterns vary in various parts of North County throughout the year.
- Crime information. Knowing crime patterns is essential in selecting a home where you can feel safe and secure. I have an excellent resource for identifying areas where crime is more prevalent than others. You can actually map all reported crimes and arrests within a radius around an address and see what exactly happened, when and where!
- Knowledge of resale ability. A home might be priced significantly below others in a neighborhood, but maybe there is a good reason. I can help you identify various attributes a home has that may make selling your home in the future a deal breaker.
- You are my priority! I realize when you come to town you need as much time to look for homes as possible. If you give me a heads up on when you are coming to town, I will do my best to block out my time to show you homes and help you narrow in on the homes that will most likely interest you.
I would be happy to setup a client gateway for you. Client gateway is a system offered through our mls that lets me setup a custom search for you based on your key criteria. When new listings and/or price changes occur you will receive an email that contains a link you click to go to your client gateway. Your client gateway displays all the listings that meet your criteria and notes listings that are new or prices that have recently changed. You can mark listings as favorites, possibilities, or rejects. Plus you can make notes on listings to help you remember your thoughts as you review these homes. It’s a great way to manage and keep track of homes for sale.
Another advantage of client gateway is my ability to setup a custom trade area so that I capture homes in a specific location. A very common request is to find homes that are within one mile or so from the beach. I can do this! I don’t think there are any other search programs that offer this feature.
